The glass in my windows looks permanently cloudy. Is that mould, and is the whole window ruined?
It is not mould and the window is usually not ruined. What you are seeing is a failed insulated glass unit — the seal between the two panes has let go and moisture is condensing inside, where no amount of cleaning will reach it. On the 1980s-2000s windows across Manalapan this is normal wear at this age, not a defect you did something to cause. In most cases we replace just the sealed glass unit and keep your existing frame and sash, which is considerably cheaper than replacing the whole window.
We are in a townhome community that has to approve the windows. What do you need from us?
Just point us at the association's guidelines before we order. The Westlake and Greenwood Village-era developments typically control frame colour, grille pattern and sometimes the exact product line, and boards vary in how strictly they read their own rules. Does living this close to the shore affect what windows we should buy?
