Fogged, hazy, milky, or streaked double-pane glass is one of the most common calls we take from homeowners in New Jersey, and it is almost never what people assume it is. The cloudiness is not on the glass. It is sealed inside it — between the two panes, in a cavity no cleaner made can reach. What failed is the edge seal of the insulated glass unit (IGU), a component about as wide as a pencil line running the perimeter of the glass. The window itself — frame, sash, balances, locks, weatherstrip, trim — is usually in perfectly good shape and does not need to go anywhere.
That distinction is the whole point of this page. A double-pane window is really two products stacked together: a frame with hardware, and a sealed glass cartridge that drops into it. When the cartridge fails, you change the cartridge. Because we are a working glass shop — we measure, cut, and fabricate insulated units ourselves rather than reselling somebody else's whole-window package — a fogged pane is a one-line repair here, not the opening bid on a replacement project.

What a failed seal actually is
Cut an insulated unit apart and you find five parts in that edge, not one. Two lites of glass. A hollow spacer bar running the perimeter. Desiccant beads packed inside that spacer, whose only job is to absorb the small amount of moisture sealed in at the factory. A primary seal of polyisobutylene — a soft butyl roughly the thickness of a business card — bonding the spacer to each lite, and that is the actual gas and vapor barrier. Then a secondary seal outboard of it, typically polysulfide, silicone, or polyurethane, which is the structural glue holding the sandwich together against wind load and glass movement.
Failure is a sequence, not an event. The butyl bond opens a path — a pinhole, a corner that pulled, a stretch of bondline that fatigued — and humid outside air begins trading places with the insulating gas inside. For a while nothing shows, because the desiccant soaks up whatever comes in. Then the desiccant saturates. From that day forward, every cold night condenses trapped water onto the inner glass surfaces, and you finally see it: haze in the morning that half-clears by afternoon, then stops clearing at all.
Two consequences follow, and both matter. First, nothing you spray reaches those inner surfaces — they are inside a sealed assembly, which is why washing both faces changes nothing. Second, the water leaves a permanent mark. Repeated wetting and drying leaches alkali out of the glass and etches white haze and mineral streaking into the inside of the unit. Even if you could dry it out, the etching stays, the vapor barrier is still gone, and so is the insulating gas.
- Haze between the panes that doesn't change when you clean either face — that's the seal, full stop.
- Water on the room-side surface in winter is indoor humidity, not seal failure. Different problem, different fix.
- Dew on the outside face on a cool spring or fall morning is your Low-E coating doing its job — expected, not a defect.
- Fog between a storm window and the prime sash is a vented cavity; clearing the weep slots fixes it, new glass doesn't.
- A rainbow oil-slick sheen at an angle is gas loss showing up before the water does.
- Chalky white streaks that survive cleaning mean the unit failed a while ago and the inner surfaces are already etched.
Why insulated glass seals fail — and why so many at once
Nothing attacks an edge seal harder than an ordinary New Jersey year. The sealed cavity breathes: heat it and the gas expands and bows the lites outward, cool it and they pull inward. Every cycle works the glass against the bondline. Do that a few thousand times a year for two decades — with a hundred-degree swing between a January night and a July afternoon on a south wall — and even a well-built seal eventually opens a path. That is why sealed units carry a service life at all, and the industry range holds up in the field: 15 to 25 years is normal, with south- and west-facing elevations reaching the short end of it first.
Which is also why fogged windows rarely arrive alone. New Jersey's housing stock absorbed an enormous wave of double-pane retrofits through the late 1990s and 2000s. Those units are hitting failure age now, and because a whole elevation was installed the same week and cooked by the same sun, it tends to fail within a season or two of itself. When a homeowner calls about one fogged window, we usually find two more starting.
- Spacer generation: early aluminum box spacers conduct cold straight to the glass edge and cycle harder than today's warm-edge systems — the one-piece steel U-channel (Intercept), metal-free silicone foam (Super Spacer), or a thermoplastic spacer laid down as a bead with the desiccant already mixed into it.
- Standing water in the glazing pocket: blocked weep slots leave the bottom edge of the unit sitting in water. It is the most avoidable cause of early failure, and we clear the weeps on every swap.
- Sealant incompatibility: the wrong caulk or glazing compound against a polysulfide or butyl seal can soften it. Silicone secondary seals want silicone-compatible materials against them.
- Exposure: unshaded south and west walls, dark frames that run hotter, and glass with closed blinds trapping heat against it.
- Gas migration: insulating-glass durability standards allow a sound unit to lose up to about one percent of its argon a year. A compromised seal blows straight past that, and the U-factor goes with the gas.
- Glass size and deflection: large fixed lites flex more with pressure and temperature, putting more work into the same edge seal.
Why we replace the unit, not the window
A replacement window is a demolition job wearing a nicer name. The old frame comes out, the opening gets re-flashed, interior casing and exterior trim get cut and refinished, and somebody paints. An insulated-unit swap touches none of that. Your frame, sash, balances or crank operator, weatherstrip, locks, interior stain or paint, exterior capping, stool and apron all stay exactly where they are. The only thing that leaves the house is a piece of failed glass.
The replacement unit is usually better than the one that failed, not merely equal to it. A unit fabricated today gets a fresh desiccant charge, a current warm-edge spacer instead of the conductive aluminum box most 1990s units shipped with, an argon fill, and whichever Low-E coating you specify. On a 1990s-vintage opening it is common for a homeowner to finish a fog repair with a lower U-factor than the window carried the day it was first installed.
This is where being an actual glass shop matters. Replacement-only companies decline IGU-only work — not because it can't be done, but because they have no way to make the part and no interest in a job that isn't a whole window. We fabricate insulated units in-house, so an odd size, a discontinued profile, one lite out of a matched bank, or the center pane of a bay is routine rather than an excuse to quote the house.
It also means we'll tell you when glass-only is the wrong call, because sometimes it is. We don't recommend dropping new glass into a sill that's rotted through, a sash racked far enough out of square that the new unit would sit under load, an aluminum frame with no thermal break where fog is the least of its problems, or a vinyl sash whose glazing bead has gone brittle enough to shatter on removal with no replacement profile still in production. Measured once, fabricated, swapped
One visit gets the shop everything it needs. This matters more than it sounds, because tempered glass cannot be cut after heat treatment — the locked-in stress is what makes it safe, and a scoring wheel releases all of it at once. There is no trimming a sealed unit on-site to make it fit. The unit is built to size the first time, so measuring is where the job is won or lost.
With the measurements in hand, the matching unit is fabricated to that spec. Figure two to five business days in normal conditions; tempered glass and specialty coatings sit at the longer end, because the glass has to be cut, edged, and heat-treated before the unit is even assembled.
The swap itself is quick and clean. We pull the glazing bead or stops, lift the failed unit out, bed the new one on fresh setting blocks so its weight lands where the sash can actually carry it, re-seal, and re-set the bead. About thirty minutes per window. Nothing gets painted, nothing gets patched, no wall opens up, and the room is usable the moment we walk out.
One exception to that timeline: if the glass is broken rather than fogged, we don't make you wait on fabrication to secure the house. Shattered openings get boarded the same day, weathertight, and the insulated unit follows when it comes off the bench.
- Daylight opening plus the glass bite hidden under the stops on every side — the real unit is larger than the glass you can see.
- Overall unit thickness, taken with calipers off a lifted bead: 1/2", 5/8", 3/4", and 1" are among the common ones, and none of them are interchangeable.
- Spacer width, material, and color — a black warm-edge spacer next to a bright aluminum one reads from the curb.
- The Low-E coating and which surface of the unit it sits on.
- Any permanent safety-glazing designation etched in a corner, which tells us the replacement has to come back tempered.
- Grid pattern, bar width and color, obscure or tinted glass, and whether the unit glazes from the inside or the outside.
Low-E, grids, and tempered — matched, not approximated
A sealed unit is not a commodity pane, and a mismatched replacement announces itself. Low-E coatings differ in tint and reflectance: a double-silver coating such as Cardinal's LoDz-272 or Vitro's Solarban 60 reads slightly different from a triple-silver Lodz-366, and a hard-coat pyrolytic surface reads different again from a sputtered soft-coat. Put the wrong one beside the right one on a front elevation and you will notice it every time you pull into the driveway. We identify what's there — coating family and coating surface both — and build to it.
Grids need the same discipline. Grilles between the glass are sealed inside the unit, so bar profile, width, color, and pattern have to be specified before assembly; there is no adding them afterward. Simulated divided lites are bonded to the outer faces and get re-applied to the new lite, so the muntin sightlines have to land exactly where the neighboring windows' do. True divided lites — separate small units within one sash — are their own scope, and on old wood sash that conversation often turns into restoration rather than a straight swap.
Safety glazing is not optional where the code calls for it. New Jersey builds to the International Residential Code as adopted under the state Uniform Construction Code, and it defines hazardous locations — glass in and beside doors, low sills, tub and shower surrounds, glass at stairs and landings — where the glazing must be safety glass carrying a permanent manufacturer's designation that stays visible after installation. Patio-door lites and most sidelites fall in that group. Because tempered glass is made to final size before heat treatment, those units are fabricated rather than cut down, which is the real reason a tempered replacement takes days instead of an afternoon.
Everything else on the spec sheet gets matched the same way: obscure patterns for bathrooms, bronze and gray tints, laminated glass where street noise or security is the concern, low-iron where the original glass had almost no green cast. If you want to upgrade rather than match — a better coating, laminated for sound, argon where there was none — a fog repair is the natural moment to do it, because the unit is being built from scratch anyway.

Common questions
Can foggy glass be cleaned, dried out, or "defogged"?
Not in any way that lasts. The defogging services you'll see advertised drill the glass, flush the cavity with a solvent, and leave a small vent fitting in place so the cavity can breathe. That can clear the visible cloud, but it cannot re-bond the seal, put the insulating gas back, or undo the mineral etching the trapped water already left behind — and a vented cavity is, by definition, no longer an insulated one. You end up with a drier window that performs like a single pane and frequently hazes again. We replace the sealed unit instead, so the insulation value comes back with the view.
Do I have to buy the replacement glass from the window's manufacturer?
Usually not. A sealed unit is defined by its dimensions, thickness, spacer, coating, and glazing method rather than by a badge, and we fabricate to that spec in our own shop — which is exactly why discontinued lines, odd sizes, and orphaned builder-grade windows are not a problem here. One thing worth checking first: most major manufacturers warrant the sealed unit against seal failure for something in the ten-to-twenty-year range, but the labor portion of that coverage typically expires far sooner, and terms differ by line and purchase date. If your windows are name-brand and reasonably young, dig out the paperwork before you pay anyone for glass. How long does the whole repair take, start to finish?
Usually about a week, and the clock starts at the measuring visit rather than at the phone call — nothing goes on the bench until the measurements are confirmed and you've approved the quote. The long end of it is always fabrication rather than installation, and tempered or specialty glass is what pushes it there. Multiple windows measured on the same visit come back in one batch, so five fogged windows are not five times the wait.
Will the new sealed unit eventually fog too?
Every sealed unit has a service life, and a new one restarts that clock rather than pausing it. What is worth knowing is that the clock does not run evenly across a house. The units most likely to fail next are the ones sharing a wall with the one that just went, because they have been running the same exposure on the same timeline — which is the real question sitting behind "do I do one window or the whole elevation?" Our glass work is warrantied, and the unit itself carries its own coverage, which we put in writing at the quote.
Do you do fogged patio doors, picture windows, and bays — or only double-hungs?
All of it. Sliding and French door lites (tempered, per code), fixed picture and transom units, casements and awnings, bay and bow center lites, garden windows, and the tall fixed glass in high-rise condo stacks. Large fixed units are the ones replacement-only companies most often refuse, and they are routine for us — the unit is fabricated to size and set with two installers instead of one.
