Soft washing and pressure washing are not two settings on the same machine — they are opposite approaches to the same problem. Pressure washing relies on brute force: a narrow, high-pressure jet that scours the surface. Soft washing relies on chemistry: a biodegradable cleaning solution — typically a diluted sodium hypochlorite mix with a surfactant — applied at very low pressure, given time to work, then rinsed off gently. The rinse on a proper soft wash comes out around garden-hose pressure, well under 500 PSI at the nozzle, versus the 1,500 to 3,000 PSI a consumer pressure washer throws.

The difference isn't just gentleness for its own sake — it's what actually kills the growth. Algae and mildew are living organisms whose cells are embedded in the surface film, not loose dirt sitting on top of it. Black streaks, green film, and mildew spots

The three things growing on North Jersey siding look different because they are different organisms, and they show up where our humid summers and shaded walls give them what they need. The black streaks that run vertically down a wall are usually the same blue-green algae — Gloeocapsa magma — that streaks asphalt roofs; on siding it colonizes the shaded, damp face and lives off airborne dust and organic film rather than the panel itself. The soft, slimy green patches are ordinary green algae, which needs sunlight and moisture and tends to build on the lower courses and around sprinkler overspray. The fine black speckling or fuzzy patches that carry a musty smell are mildew, a surface fungus that grows wherever a wall stays damp.

All three favor the same real estate: the north and shaded sides that hold moisture longest, spots under trees and eaves that stay wet after a rain, and low areas near shrubs and downspouts. That's why a house is so often clean on the sunny front and streaked on the shaded side — it isn't that one wall is older, it's that one wall never dries out. The chalky-aluminum problem

Oxidation is a different animal than algae

If you have older aluminum siding and you swipe a finger across it and come away with a chalky white residue, that isn't dirt or algae — it's oxidation. Aluminum siding is painted, and over years of North Jersey sun the paint's binder breaks down and the pigment powders on the surface, leaving that faded, chalky film. It's a chemical breakdown of the finish, not a living thing, which means the soft-wash biocide that clears algae does nothing for it — there's nothing to kill.

The reason we don't reach for a pressure washer isn't caution for its own sake — it's the damage we get called to fix. On vinyl, most manufacturers cap cleaning pressure at around 1,000 PSI, and exceeding it voids the warranty against cracking, warping, and delamination — the exact failures a 2,000-PSI jet causes, especially on a cold day when vinyl is at its most brittle. On aluminum, the same jet strips the already-thin finish. And on any siding, a high-pressure stream aimed upward or into a seam drives water up under the courses and past the panels, where it soaks the house wrap and sheathing behind the wall.

That last one is the real danger.
