Siding Repair & Replacement in Woodland Park, NJ

A 1969 median year built and 72% attached housing — association approval matters here more than permits.

Woodland Park — the borough was West Paterson until 2009 — is postwar rather than old: the median year built is 1969, and 49.4% of its 5,527 housing units went up between 1950 and 1979, squarely the aluminum-siding era.

It is also unusually association-heavy. 72.1% of units are in attached or multi-unit structures, including 748 one-unit-attached townhouses, which means the question that decides most jobs here is not the permit, it is the board.

The question that actually decides the job

In a townhouse, the association usually outranks the code

For most Woodland Park homeowners the state permit exemption is not the binding constraint. With 748 one-unit-attached townhouses and a large stock of condo and multi-unit buildings, the material, colour and profile are frequently set by an association's rules rather than by the borough.

That changes the sequence of the job. We prepare the submission with product data sheets and elevation details before anything is ordered, and we hold fabrication until the approval is in writing. A custom-ordered panel in a colour the board then rejects is not returnable.

If you are in one of the 1980s-90s complexes, there is a second reason to plan ahead: that stock is now 35 to 45 years old, and the original T-111, cedar shake, EIFS or stucco on it is at the end of a normal service life, so boards are often dealing with whole-complex decisions rather than one unit.

Permits

One- and two-family is exempt; attached still counts

For the detached and two-family portion of the borough, N.J.A.C. 5:23-2.7(c)1xi applies in full: repair or replacement of existing siding is ordinary maintenance, with no permit, inspection or notice, and the clause does not require the building to be detached.

Buildings of three or more units fall under (c)1xii instead, capped at 25% of total exterior wall area in like material — which is where a good deal of Woodland Park's stock sits. Polypropylene siding is excepted everywhere. The Building Department is in the Municipal Building at 5 Brophy Lane.

What is on the wall

A 1969 median, with 1980s-90s complexes on top

With a 1969 median year built and roughly half the stock from 1950-79, chalked and oxidized aluminum is a realistic era expectation on the older cape, ranch and two-family stock. The share still carrying it is not recorded anywhere and we will not invent one.

The 1980s-90s townhouse and condo complexes are a different problem entirely — T-111 panel, cedar shake, EIFS and stucco of that vintage, now well into a replacement window, and usually governed by an association.

  • Vinyl as the default re-clad on the 1950s-60s cape, ranch and two-family stock
  • Aluminum surviving from 1950s-70s re-siding campaigns
  • Painted cedar clapboard and wood shingle on the roughly 660 pre-1950 units
  • Brick and stone veneer first floors with siding on gables, dormers and upper stories
  • T-111, cedar shake, EIFS and stucco on the 1980s-90s complexes
Flooding

Sixteen percent of the borough is in the AE zone

The Borough's own flood notice states that 0.50 square miles — 16% of its land area — sits inside the FEMA 100-year AE Special Flood Hazard Area, driven by Dowling Brook, the Great Notch watershed and the other watercourses crossing it.

In a borough under three square miles bracketed by Interstate 80 and US 46, that is a meaningful share. We check the mapping against your address before quoting.

Access

Under three square miles, bracketed by I-80 and US 46

The Borough's own About page puts Interstate 80 along the northern edge of town and US 46 through it — two heavy highways bracketing a borough of under three square miles. That is a lot of road for the footprint.

The practical effects are road film on the facing elevations and tighter staging on the streets that feed the interchanges. Neither is a reason not to do the work; both are reasons to price it after looking rather than over the phone.

Scheduling

No construction on Sundays, and the office closes Fridays in summer

Woodland Park's Department of Inspections states it plainly: construction is prohibited on Sundays. The office runs 7:30am to 3:30pm Monday through Friday, and on summer hours it runs 7:30am to 4:15pm Monday through Thursday and closes Fridays through August.

Neither of those is exotic, but both change a schedule if nobody mentions them until the crew is booked. A six-day week is the working assumption here, and in summer any question that genuinely needs the department gets a four-day window to reach them.

We build both into the schedule we give you rather than discovering them mid-job.

FAQ

Common questions

  • I own a unit in a townhouse or condo complex. Can I just re-side mine?

Almost certainly not on your own, and the obstacle is not municipal code. In a condominium the exterior wall is normally a common element the association owns and maintains, and the larger complexes here run an architectural review committee with a written modification request process. On a townhouse or a two-family the siding also physically runs across your neighbour's wall, so scope and colour have to be settled before anyone orders material. New Jersey may require no permit for the siding itself, but association approval is a separate gate and it is the one that actually decides the job in Woodland Park.

  • I live in a townhouse. Who has to approve the siding?

Your association, almost certainly, and that approval matters more than the permit question. Woodland Park is 72.1% attached or multi-unit housing, including 748 one-unit-attached townhouses, and boards commonly control material, colour, profile and sometimes the specific product line. We prepare the submission with product data sheets and elevation drawings, and we do not release anything to fabrication until you have written approval — a custom-ordered panel in a rejected colour cannot be sent back.

  • Our complex was built in the late 1980s. Is the original siding due?

Very likely, on age alone. The 1980s-90s townhouse and condo stock in Woodland Park is now 35 to 45 years old, and the T-111 panel, cedar shake, EIFS and stucco typical of that construction is at or past a normal service life. What that usually means in practice is a whole-complex decision rather than a single-unit repair, and boards benefit from seeing a phased scope and a real condition survey rather than a single number. We are happy to walk a complex and put that together.

  • Do I need a permit to re-side a single-family house here?

No. N.J.A.C. 5:23-2.7(c)1xi makes repair or replacement of existing siding on one- and two-family dwellings ordinary maintenance — no permit, no inspection, no notice to the borough — and it does not require the building to be detached. Buildings of three or more units are excluded and fall under (c)1xii, capped at 25% of exterior wall area in like material. Polypropylene siding needs a permit regardless.

  • Where do I reach the Woodland Park building department?

Woodland Park Building Department, Municipal Building, 5 Brophy Lane, Room 203 — (973) 345-8100 ext. 103. Most like-for-like siding work needs no permit at all under N.J.A.C. 5:23-2.7(c)1xi, so for most jobs you will not need them. Your association's approval usually matters more here than the permit does. NJHIC #13VH13970900.
