Bergen has one of the most varied housing stocks in New Jersey, and our work reflects it. Being local also means we know the code and permitting landscape town by town. Bergen municipalities vary in how they handle window-replacement permits, historic-district review (Hackensack, Ridgewood, and others have active commissions), and inspection scheduling. As a Garfield-based replacement window contractor, we pull the right permits and coordinate inspections without the back-and-forth that out-of-county installers run into.

Are you licensed, and will you pull the permit? NJHIC #13VH13970900, and yes. Same-size insert swaps on individual windows are often exempt, but changing an opening — cutting in a larger egress unit, for instance — or doing most of the house generally is not. We file with the Construction Official ourselves and one permit covers multiple windows, so you are not filing with the township.

What is actually warranted, and by whom?Two separate things, and they get confused constantly. The window carries the manufacturer's glass and hardware warranty. The installation carries ours — ten years on workmanship, transferable to the next owner, which matters in a county where houses turn over.

Is the quote measured or estimated? Every opening gets measured before a number exists, because a 1960s Bergen split-level rarely matches a catalogue size. The quote names the manufacturer, model, glass package and the NFRC U-factor and SHGC, so the inspector can verify it on site and so you can compare it against another bid line by line.
