Bergen has one of the most varied housing stocks in New Jersey, and our work reflects it. We do 1890-1920 Victorian sash restoration in Hackensack's Fairmount Historic District, frameless shower glass in East Hill Englewood's larger homes, double-hung replacement in Bergenfield's 1920s-50s Capes, curtain-wall and storefront reglaze along the Route 17 and Route 4 retail corridors in Paramus, and high-rise glass on the Fort Lee waterfront. The mix of pre-war residential, post-war suburban, and dense commercial keeps every kind of glass and window work in steady demand here.

Being local also means we know the permitting landscape town by town. The window-permit rule itself is statewide — a replacement in the existing opening is ordinary maintenance under N.J.A.C. 5:23-2.7(c)1v, and every Bergen municipality has to treat it that way — but historic-district review (Hackensack, Ridgewood, and others have active commissions) and inspection scheduling do vary. As a Garfield-based replacement window contractor, we pull the right permits when a job needs them and coordinate inspections without the back-and-forth that out-of-county installers run into.

Four questions separate a window company that installs its own work from one that brokers it, and you can ask all four on the phone before anyone comes out. Here are ours, answered.

Are you registered, and will you pull the permit? HIC reg.# 13VH13970900, and yes, whenever the job needs one. Replacing windows in their existing openings — insert or full-frame, one window or most of the house — is ordinary maintenance and needs no construction permit, as long as the openings keep their size and framing and a replacement egress window does not come back smaller; changing an opening — cutting in a larger egress unit, for instance — does. When it does, we file with the Construction Official ourselves and one permit covers multiple windows, so you are not filing with the township.

What is actually warranted, and by whom? Two separate things, and they get confused constantly. The window carries the manufacturer's glass and hardware warranty. The installation carries ours — ten years on workmanship, transferable to the next owner, which matters in a county where houses turn over.

Is the quote measured or estimated? The first number is a free quote, usually by phone and in person for bigger jobs, and every opening gets measured before anything is ordered, because a 1960s Bergen split-level rarely matches a catalogue size. The quote names the manufacturer, model, glass package and the NFRC U-factor and SHGC, so it can be verified on site and so you can compare it against another bid line by line.
