Edgewater is a same-day run from our Garfield shop, and no town on our map is shaped like it: a three-and-a-half-mile ribbon of Hudson River waterfront pinned between the water on the east and the Palisades cliff on the west, under a square mile of land total. That geography drives the whole job. River Road is the spine, and the residences hanging off it are almost all condo and rental towers — nearly 69% of Edgewater's units sit in buildings of twenty or more, one of the highest shares in the state, and roughly 45% of the borough's housing went up since 2000 on the old industrial waterfront. About six in ten units are renter-occupied, so property managers and condo boards drive most of our Edgewater window replacement, not single-family owners.

The exposure here is wind off open water, and it is not theoretical. The waterfront communities are gated and mid-to-high-rise — Independence Harbor at 361 River Road, Hudson Harbor at 1203, Shelter Bay at 1225, The Moorings at 1321, Admirals Walk at 986, Windsor at Mariners Tower at 945, and Grand Cove Marina at 989 among them — mostly late-1980s-through-2000s construction with large aluminum-framed window walls and sliding doors facing the water. Most land east of River Road and south of North Street sits in a FEMA flood zone — the Special Flood Hazard Area or the adjacent Moderate Flood Hazard Area — and the outfall at the 880 River Road building backs up onto the road so often it accounts for two-thirds of the borough's logged flooding, closing River Road lanes in heavy rain. For any ground-floor or below-grade opening on those blocks we settle flood-zone elevation and material questions at the measure visit before we spec. Access is the other constraint: the gated River Road communities route deliveries and staging through management, so we set building access and freight-elevator times before crews arrive. Seasonal pattern in Edgewater

Edgewater's exposures are wind and water, both off the Hudson. The waterfront elevations have no windbreak between them and the open river, so winter storms and nor'easters load the glass directly — Sandy's blowouts on River Road are the extreme case, but everyday gusts work weatherstripping and hardware loose on the water side faster than they do inland. Salt carried on that wind corrodes standard zinc operators and balances, which is why we move waterfront jobs to stainless. Combined with the flood picture — 38% of borough land sits in the Special Flood Hazard Area and the borough carries repetitive-loss properties — the water side of the borough is a genuinely harsher environment for glass and hardware than the sheltered blocks under the Palisades, and we spec accordingly.
