Leonia is a twenty-minute run east from our Garfield shop, a borough of about 9,300 people packed onto a square and a half of land between Fort Lee, Englewood, Palisades Park, Teaneck, and Ridgefield Park. The housing here is genuinely old — the median house went up around 1946, roughly four in ten predate 1939, and very little has been built since 2000. That means original wood-sash windows in non-standard openings, first-generation insulated glass fogging in the postwar Capes, and a lot of homes running their first real round of replacement work.

The eastern edge climbs steeply to the Palisades ridge — over 300 feet up toward the Fort Lee cliffline — and those exposed high blocks take wind and weather that punishes tired glazing seals; we check seal and weatherstrip condition closely up there before quoting. The western lowlands drop toward Overpeck Creek and Overpeck County Park, where the borough runs an active flood-resilience program and Ida's remnants overloaded stormwater systems across the region in 2021; on the low blocks basements run damp and we steer below-grade openings toward vinyl hoppers or glass block that tolerate repeat wet-dry cycles. Separately, homes along the northern and western borders sit near I-95's approach to the George Washington Bridge and Routes 1/9 and 46, so those blocks benefit most from laminated glass or interior acoustic inserts.

My older Leonia house has original wood windows in odd sizes — can you match them?
Yes, and we do it constantly here since so much of the borough's stock predates 1939 and was framed by hand. If the jambs are square and the sash are sound, new cords, weatherstripping, and reglazing bring them back at less cost than replacement; where sills have rotted soft, an insert unit sits inside the existing opening in whatever nonstandard size it happens to be. We grade it opening by opening at the measure visit — nothing here is a stock-catalog swap.
We're up in the Heights with an attic skylight and a converted studio — do you handle that glass?
Yes. The old artist-colony houses left behind a lot of attic skylights and north-facing studio glazing, and both are common calls for us in Leonia. We replace cracked or fogged skylight units and re-glaze the oversized fixed lites those studios were built around; each unit is measured off the actual opening, since century-old framing never matches a modern catalog size.
Our double-pane glass is foggy but the frames are solid — is that a full window replacement?
Usually not. When the frame and sash are sound we swap only the failed insulated glass unit: one measure visit, fabrication in 2-5 business days, then about 30 minutes of install time per window. It's the routine fix for the first-generation replacement windows a lot of Leonia homes received decades ago, and it costs a fraction of a full-frame job.
