Standing seam vs. exposed-fastener metal
Almost every residential metal roof is one of two systems, and the difference is where the fasteners live. On a standing-seam roof, the panels lock together in raised vertical seams and are held by concealed clips fastened to the deck — nothing penetrates the exposed face of the metal. On an exposed-fastener roof (the ribbed or corrugated panels you see on barns and outbuildings), the screws go straight through the panel into the deck, each sealed by a rubber washer. That single design choice drives cost, looks, lifespan, and — most important to us — how the roof leaks.
We install both, but we're candid about the trade. For a house you plan to keep, standing seam is usually the right long-term call; exposed-fastener earns its place on a garage, barn, porch, or strict budget where its lower cost and simpler install win out.
- Standing seam — concealed clips, no face penetrations, a sleek modern look, typically 24-26 gauge, and a service life commonly cited at 50 years and beyond. The fewest possible places to leak, which is exactly why we favor it. Higher material and labor cost because the panels are seamed (often mechanically crimped) on-site.
- Exposed-fastener (corrugated/ribbed) — screws penetrate the panel through a neoprene washer, typically 28-29 gauge (thinner), agricultural-industrial look, and a shorter practical life in the 25-40 year range. Lower cost and faster to install, but the rubber washers are part of the weather seal: they age in UV and need inspection and eventual re-tightening or replacement.
- Oil canning — the faint waviness that can show in the flat of a standing-seam panel is a cosmetic property of flat metal, not a defect; we minimize it with striations, backer rod, and a proper slip sheet, and we tell you it exists rather than pretending it doesn't.
Steel or aluminum — the substrate that matters
Once you've picked a system, the next real choice is what the panel is made of. The two mainstream options are coated steel and aluminum, and the right answer depends on where the house sits and how long you want the finish to hold.
Both are painted, and the finish is its own decision: a PVDF/Kynar 500-class coating carries a fade-and-chalk warranty commonly around 30 years and holds color far better than the cheaper SMP (silicone-modified polyester) paints found on budget panels. We spec the finish honestly against how long you're keeping the roof.
- Steel (G90 galvanized or Galvalume) — stronger, stiffer, and less expensive per square; the default for most North Jersey homes. Its rust resistance depends entirely on the zinc or aluminum-zinc coating staying intact, so cut edges and scratches matter. Painted steel commonly lasts 40-50 years.
- Aluminum — won't red-rust at all, which makes it the smart pick near the shore and in salt-air exposure; it's lighter and can outlast steel (60+ years), but it's softer (marginally more dent-prone) and costs more. Why a metal roof outlasts three asphalt roofs
Metal's case is a lifecycle case. Asphalt shingles last roughly 15-30 years in our climate; a quality metal roof runs 40-70. Over the time you'd own the house, that's often one metal roof versus two or three asphalt tear-offs — the higher upfront number amortizes into a lower cost per year, and you stop re-living the disruption. That's the honest frame: metal costs more today and usually less over the life of the house. Beyond longevity, the performance is genuinely different:
- Fire — steel and aluminum won't burn, and in a proper assembly with the right underlayment a metal roof earns a Class A rating, the top fire classification a roof covering can carry.
- Wind — standing-seam systems are commonly wind-rated to 140 mph and higher through uplift testing (standards like UL 580 and UL 1897), which suits nor'easter and downburst country better than 3-tab asphalt's roughly 60-70 mph.
- Weight — metal is light, roughly 1-1.5 lbs per square foot versus 2-5 for asphalt (about half the dead load), which is easier on framing and part of why an over-roof is sometimes viable.
- Energy — reflective 'cool' metal with ENERGY STAR-rated finishes bounces solar heat instead of soaking it up; cool-roof research, including DOE-funded studies, puts cooling-season savings commonly in the 10-25% range, though the real number depends on color, insulation, and attic ventilation.
- Impact & recyclability — metal can achieve the top UL 2218 Class 4 hail rating, and steel and aluminum are recyclable at end of life rather than landfilled like tear-off shingles.
Snow shedding, ice dams, and snow guards
A smooth standing-seam roof sheds snow the way asphalt never will — snow slides off before it can build the deep, melt-refreeze load that feeds an ice dam, which is a real advantage in the colder, higher-elevation stretches of Bergen, Passaic, and Morris. But that shedding is a double-edged sword: a slab of snow releasing off a metal roof over a doorway, walkway, driveway, or parked car is a genuine hazard.
So the correct install includes snow retention where people and cars are below — snow guards or a snow rail sized to the roof. On a standing-seam roof the guards must be non-penetrating clamp-on or adhesive types that grip the seam, never screwed through the panel (that would defeat the whole leak-free point). And metal doesn't repeal the code: NJ's IRC still requires a self-adhering ice-and-water barrier at the eaves in our climate zone, and we run it plus a high-temperature underlayment under the panels. Metal reduces ice-dam risk; it doesn't let anyone skip the ice barrier.
Going over shingles, and what NJ code allows
Metal's light weight makes it one of the few coverings you can sometimes install over an existing roof, and NJ's building code (IRC R908.3.1) allows it in specific cases — a complete, self-supporting metal system engineered to carry its own loads to the structure is exempted from the tear-off requirement rather than treated as an ordinary recover. The real limits still bind, though: nothing goes over a deck that's water-soaked or deteriorated, or over slate, clay, or cement tile, and a covering that leans on the existing roof for support is capped at two total layers, same as asphalt.
When an over-roof is done, it's not panels-on-shingles: it needs furring strips or battens plus a fresh underlayment/slip sheet so the metal never abrades against rough shingles (which causes oil canning) and so trapped moisture can't rot the deck. Even when it's legal, we usually recommend tearing off — because the one thing an over-roof buries is the condition of the wood deck, and on a roof meant to last 50 years, you want to start on sound, inspected sheathing.
