Rutherford sits about twelve minutes south of our Garfield shop, a Bergen County borough of a single ZIP that runs old and owner-occupied — the median house here went up around 1945, better than four in ten predate 1940, and roughly two-thirds of its occupied units are owner-lived. Two building waves left their mark: the Victorian-era stock that followed the borough's 1881 incorporation, then the larger 1920s boom when most of the housing standing today was framed. That means Queen Anne and Victorian on the older blocks, Dutch Colonials, Tudors, Craftsmans, and Colonials filling in around them.
Those two waves set the phone ringing in a predictable way. On the Victorian blocks it's original double-hung sash — cords gone slack, meeting rails painted shut, glazing putty crumbling out of the muntins. On the 1920s colonials it's the first round of replacement windows aging out, insulated units gone milky and lower rails softening where decades of repaints hid the rot. Hip Roof Shingle Replacement — Rutherford

A hip end has no simple gable to hide behind — two planes climb to a single peak and every course has to be cut to the hip and capped straight, or the line reads crooked from the street. This one also dies into the wall of the storey above it, which is the detail that decides whether the roof lasts: water shed off the upper wall lands on that junction, so it is flashed before the field goes on rather than sealed afterward.

Shot down-slope over the driveway, so the eave detail is visible: the white line along the bottom edge is new drip edge. It is required by code on a re-roof, it is cheap, and it is one of the first things left off when a job is being priced down — which is why the edge of a roof is worth looking at before you sign anything. Without it, run-off wicks back under the first course and rots the deck edge where nobody sees it until the fascia goes soft.
