Fair Lawn sits about ten minutes north of our Garfield shop, and with roughly 35,000 residents it's one of Bergen County's largest towns — big enough that our trucks are there most weeks. The borough's housing splits into two distinct markets: Radburn, the 1929 planned community laid out by Clarence Stein and Henry Wright and a National Historic Landmark District since 2005, and the huge post-war expansion that grew the population 162% during the 1940s alone.
That split shapes our work. Radburn's Colonial Revival and Tudor Revival houses call for careful, Association-approved replacements that hold the original look. The 1940s-1950s Capes, splits, and bi-levels covering the rest of the borough are now on their second or third generation of windows — fogged insulated glass, stiff aluminum sliders, and rotted sills make up the everyday call volume.

Median construction year is 1953, but close to 40% of Fair Lawn homes predate 1950 — pre-war blocks in Columbia Heights and Warren Point, plus Radburn's 469 single-family homes, 48 townhouses, and 30 two-families in Colonial and Tudor Revival styles on car-free superblock paths. Hendersonville, along Henderson Boulevard, is a neighborhood of Cape Cod-style two-family houses. Arched Palladian Window — Fair Lawn
Installed a half-round arched (Palladian-style) window over paired rectangular units in a Fair Lawn gable — a specialty shape that has to be templated, not ordered off a shelf.
Arched and radius windows are cut to the exact curve of the opening; a stock rectangle won't fit and a bad template shows from the street. We field-measured the radius, matched the frame color to the existing units below, and set it flush in the stucco gable. Specialty-shape glazing like this is where a glass-first shop has the edge over a volume installer.

Radburn properties carry deed covenants dating to the 1920s that give the Radburn Association authority over exterior changes — separate from any borough permit. Get the Association's sign-off before ordering; we handle that coordination and spec grille patterns the Association will accept the first time.
Seasonal pattern in Fair Lawn
Fair Lawn's western boundary is the Passaic River, and the low-lying Memorial Park and River Road blocks flooded badly during Hurricane Irene in 2011 — parts of River Road went entirely under water. On those streets we favor hopper replacement over repair once a basement frame has taken water, and we check rough openings for rot before quoting. Away from the river the exposure is noise: Route 4 and Route 208 both cross the borough, and NJ Transit's Bergen County Line stops at Radburn and Broadway stations. Yes. Radburn's 1920s deed covenants give the Association authority over exterior appearance, independent of any borough permit. Replacements that keep the original Colonial Revival or Tudor Revival proportions and grille layout generally clear review; plain no-grille vinyl generally does not. We prepare the window spec for the Association as part of the estimate so nothing gets ordered twice.
Our house backs up to Route 208 — will new windows actually cut the noise?
Standard double-pane replacement helps less than people expect, because two panes of equal thickness resonate at the same frequency. For highway and train noise — including blocks near the Radburn and Broadway stations — laminated glass on one lite, or an interior soundproofing insert over your existing window, does noticeably more. We can walk you through both options at the measure visit.
The glass in my 1950s split is fogged between the panes — replace the glass or the whole window?
If the frame is square and the sash still operates, we swap just the sealed glass unit: one measure visit, fabrication in 2-5 business days, then about 30 minutes of install time per window. If sills are rotted or sashes have racked — common on the borough's first-round replacement windows — full-frame replacement is the honest answer, and we'll tell you which is which, window by window.
