Clifton is the biggest city on our schedule — about 90,000 residents, NJ's 11th-most-populous municipality — and 10-15 minutes from our Garfield shop at most addresses. Median home age is about 1951, and well over half the stock predates 1970, which means tired postwar sash, aluminum sliders, and failing builder-grade replacements.
The sections set the job mix: Allwood and Richfield split-levels send whole-house vinyl packages, garden complexes like Richfield Village generate repetitive-size sash calls, Botany Village and Main Avenue keep storefront repair steady, and blocks backing Route 3 or the Parkway ask about noise first.

What We Work On in Clifton
Roughly 30% of homes predate 1940 — mill-era frame stock in Botany Village near the Passaic River and in neighboring Lakeview — and much of the rest is 1940s-60s: Allwood Capes and split-levels around the early-1950s Styertowne Shopping Center, the 1949 Richfield Village garden walk-ups (07012, nearly 1,200 two-story units), and Cambridge Crossings townhouses off Colfax Avenue in Athenia, built 2003-2005. Commercial: Van Houten Avenue in Athenia, Main Avenue's Downtown Clifton SID, Sullivan Square in Botany, and Clifton Commons with its 16-screen AMC on Route 3.

Sliding Patio Door Glass Replacement — Clifton
Replaced the shattered fixed panel of a sliding patio door on a Clifton home — glass only, keeping the existing door frame and track.
Measured the failed panel, fabricated a matching tempered safety-glass unit to the original spec, and set it in the existing frame. Old glass was fully cleared from the sill and landscaping, and the door was reset to glide and lock before we left. Glass-only replacement like this avoids the cost of a whole new patio door when the frame and track are sound.

Clifton Note
Storefront owners on Main Avenue and in Botany Village should ask the city's Community Development office about its CDBG-funded facade program — both business districts are covered, and glazing can fall within facade scope. At gated Cambridge Crossings, the association must approve exterior changes; we supply spec sheets for board packets.
Seasonal pattern in Clifton
Traffic, not salt, is Clifton's exposure: Route 3, 46, 21, 19, and the Garden State Parkway all cross the city — Route 3 alone runs six lanes across Clifton's southern half — so road-facing elevations get laminated acoustic glass or inserts instead of standard IGUs. Along the Passaic River boundary and Weasel Brook, storm weeks bring swollen-sash and wet basement-window calls from Botany, Delawanna, and Lakeview.

Repair or replace the original 1950s windows in my Allwood Cape?
If frames are square and rot-free, insert replacement wins — postwar Capes have consistent opening sizes, so whole-house packages move quickly. For a fogged pane, a glass-only swap saves the frame: measured at the first visit, fabricated in 2-5 business days, installed in about 30 minutes per window.
Will new windows cut the traffic noise from Route 3?
Standard double-pane helps less than expected; sound flanks through gaps and thin glass. Laminated glass with asymmetric panes does more, and an interior soundproof insert does the most — we spec road-facing elevations separately.
Do I need city or association approval to replace windows?
Same-size inserts usually don't alter the structural opening; when a permit applies we file under NJHIC #13VH13970900 and coordinate the inspection. At townhouse communities like Cambridge Crossings, get association sign-off first — boards want specs and colors confirmed.

Windows, Glass & Doors — Statewide Guides
This page covers Clifton. The pages below carry the method behind it — how a replacement is measured and flashed, what a repair actually costs to scope, when a failed insulated unit can be swapped without replacing the window, and a calculator you can run before anyone visits.
Precision is a full exterior contractor, too — roof repair & replacement, leak and flashing work, gutters, siding, chimneys, and skylights, same-day across New Jersey from our Garfield shop.
