Egg Harbor Township is a sprawling Atlantic County suburb — about 47,000 residents across 67 square miles wrapped around Atlantic City International Airport and the FAA Technical Center. The housing splits between 1970s-1990s suburban subdivisions inland and bayside / Great Egg Harbor lagoon communities along the southeastern shore.

Our EHT work runs the spectrum: mainland residential vinyl replacement in the inland subdivisions, coastal impact-rated and laminated glass on bayside and lagoon homes, and steady commercial work along the Black Horse Pike retail corridor. The airport and FAA campus generate ongoing institutional commercial-glass work for the federal facilities team.

Egg Harbor Township is newer housing than most of what we work on. The median house here dates to 1993, but the biggest single wave was the 2000s — better than 40% of the township's 18,300-odd units went up in 2000 or later, across Little Mill, Harbor Pines, Sea Pines Estates, Crystal Lakes and dozens of smaller tracts, most of it inside the Pinelands Regional Growth Area that covers the northwest quadrant between Hamilton Township and the Garden State Parkway. That gives us two separate jobs: the 1970s-90s stock is well past insulated-glass seal life, and the far larger 2000s cohort is entering it now. Scullville, Steelmanville and Bargaintown are the old part of town, colonial-era settlements south of Ocean Heights Avenue, and they read nothing like subdivision country.

The three detached bayside sections are a different job entirely. West Atlantic City, Anchorage Poynte and Seaview Harbor sit on filled salt meadow across the marsh from Absecon Island, and the township's own master plan puts West Atlantic City on the list for federal flood mitigation. Seaview Harbor — 92 houses across the Beach Thorofare from Longport, barely three feet above sea level — is one of the most exposed addresses we serve. Salt off Lakes Bay and Great Egg Harbor Bay pits slider hardware out there years before it ever touches the glass. The township books as two calls: measuring on the first, fabrication in Garfield, fitting on the second.

Fall and winter do the damage on the bay side. On those bayfront and lagoon elevations we spec marine-grade or stainless hardware and, where exposure justifies it, laminated glazing rather than standard annealed. Plan on a coastal unit's seals running several years shorter than the same window inland.

  • Does Egg Harbor Township require a permit before replacement windows go in?

    For a straight like-for-like swap, generally no. New Jersey's construction code treats dropping a new window into an existing opening as ordinary maintenance, so long as the opening itself is not resized or reframed. A construction permit — and zoning sign-off ahead of it — comes into play when an opening is enlarged or a new one is cut, filed with the Construction Office at 3515 Bargaintown Road.   • Is a fogged window here a glass problem or a whole-window problem?

    Glass, in almost every case. When moisture clouds the cavity between two panes, the perimeter seal has let go — a sealed unit is built to hold roughly 15 to 25 years, and the township's 1970s-through-1990s houses are past that while the 2000s subdivisions are arriving at it now. Nothing structural comes out of the wall. Dimensions get taken when we come out, the Garfield shop builds a matching tempered unit inside 2-5 business days, and dropping it in takes about 30 minutes an opening when we return with it.
