Atlantic City demands a different approach than most NJ markets — casino curtain wall, high-rise hotel glass, and oceanfront condo all need impact-rated and marine-grade specs given the salt-spray exposure and nor'easter wind loads.

That said, the casino frontage is only part of the island. Away from the Boardwalk, most of Atlantic City is a low-scale residential city, and the residential work we do take here runs the way our commercial work does: booked ahead and fabricated before we come back. The city's own Ducktown and Lower Chelsea Intensive-Level Survey, prepared for its Department of Planning & Development in 2021, describes Ducktown as vernacular Italianate rowhouses and semi-detached pairs on narrow lots and pedestrian alleys the survey calls terraces. On those interior streets and terraces the buildings run two stories, set at the front property line with no setback, with protruding porches many of which have since been enclosed; along the avenues and nearer the water they reach three and four stories with multi-story porches. Lower Chelsea reads more suburban and went up mostly between the 1910s and the 1930s: bungalows with side-gable roofs, two-bay square houses with pyramidal roofs and symmetrical bay windows, brick semi-detached pairs over raised foundations four or five steps above the sidewalk. That stock hands us porches and sun rooms full of small mismatched sashes, so we template every opening rather than assume a catalog size.
Flood adaptation has already reshaped a lot of those openings. The same survey reviewed a record of properties elevated or floodproofed since 2016 from the Atlantic City Construction Official and logged more than forty of them across Ducktown and Lower Chelsea alone. On the bay side of Ducktown and the north end of Lower Chelsea it found alterations that raised buildings a full story to a story and a half above their neighbors on concrete foundation walls, with the roofline rebuilt as a shed. That leaves reframed openings and sliding doors onto elevated decks matching nothing else on the block. The back-bay neighborhoods past the survey area, Chelsea Heights and Venice Park on their lagoons and bulkheads, carry the same water exposure in later housing. Atlantic City is a long haul from Garfield, and we schedule it accordingly: one trip to template, fabrication at the shop, a fixed date to come back and fit.

Ducktown and Lower Chelsea look historic — is there a preservation board I have to clear first?
Almost certainly not, though it is worth confirming for your address. Atlantic City is a Certified Local Government, which means it maintains a preservation ordinance and a Historic Preservation Commission, and a certificate of appropriateness governs exterior work on locally designated landmarks and districts. Neither Ducktown nor Lower Chelsea is locally designated; the city's 2021 survey raised local designation as a future option, not a current rule. That survey does note two Lower Chelsea areas already determined eligible for the State and National Registers, the Ventnor Avenue Residential Historic District and Ann Dover Gardens. Register eligibility is not local designation and does not by itself gate privately funded window work. In practice this proceeds on an ordinary construction permit. NJHIC #13VH13970900.
We're a block off the water in Chelsea Heights — why does the hardware fail before the glass does?
Salt. Barrier-island air carries salt aerosol year-round and attacks metal first: balances seize, rollers drag, keepers and screws corrode, screen frames turn brittle. On bayside blocks we go to stainless and marine-grade parts instead of the standard package, because the standard package is what already failed. Houses raised for flood in the last decade usually have non-standard openings too, another reason we measure on site.
My Lower Chelsea porch windows are cloudy between the panes — can you replace just the glass?
Yes. Cloud inside the cavity tells you the perimeter bond is gone, and 15 to 25 years is a normal run for a sealed unit. The glass is all that changes; sash and frame stay in the opening. Every light gets measured individually on the first trip — an enclosed porch almost never has two openings the same — then the shop builds the set over two to five business days, with roughly half an hour of fitting per opening once we are back.
