It depends where the house is. Westfield's Historic Preservation Commission reviews exterior changes downtown and in certain residential historic areas, and it does not reach every street in town — so the first thing to establish is whether your specific property is in scope. Call the Building & Construction Department at 959 North Avenue W and ask before you order anything. Where review does apply, in-kind restoration is the straightforward path and a material change from wood to vinyl is a much harder argument.
Can the original sash be restored instead of replaced?
On most Westfield pre-war homes, yes, and it is often the better answer. The old-growth wood in a 1920s sash is denser and more stable than anything milled today. Restoration means pulling the sash, stripping the paint and old putty, splicing or replacing damaged muntins, re-glazing in linseed-oil putty, replacing the sash cords and weatherstripping, and repainting. Done properly it lasts decades, it keeps the wavy original glass and the correct sightlines, and it avoids the review argument entirely. How do you handle storefront glass on East Broad Street?
The downtown blocks are pre-war commercial, and the glass is usually large-format in an older frame system that is no longer manufactured. For a break we secure the opening the same day and template for cut-to-size laminated or tempered glass to match. Where the frame itself has failed we will say so rather than fitting new glass into a system that will not hold it. Anything visible from the street downtown may fall under the same historic review as residential, so we check that before ordering.
