The brownstone stock — most built between 1880 and 1910 — has been renovated multiple times but the windows are often the last thing addressed. We do a lot of wood sash restoration and IGU replacement in these buildings, plus the occasional rooftop deck glass railing.

Does Hoboken HPC require review for window replacement in brownstone districts?
Yes — most Hoboken brownstone blocks fall under HPC jurisdiction for visible exterior changes. In-kind restoration (wood-to-wood) is the simplest path; material change (wood to vinyl) is rarely approved. We pre-package the COA submission free as part of our bid on any HPC-eligible property.
Can you restore the original sash instead of replacing it?
Yes — wood sash restoration is one of our specialties for Hoboken brownstones. Standard scope: remove sash, strip paint and glazing putty, replace damaged muntins, install new linseed-oil glazing, replace sash cords and weatherstripping, repaint exterior. $500–$900 per sash; lasts 50+ years; HPC-compliant. Better long-term than vinyl insert for the historic look.
How do you handle rooftop deck glass railing installs?
Standard scope: structural assessment of deck framing (some 1900s brownstone roofs need reinforcement before adding load), tempered or laminated glass panels (1/2" or 5/8" depending on height), stainless or anodized aluminum support posts, code-compliant guard heights and panel spacing. Pre-engineered systems from CR Laurence or Q-railing. $200–$400 per linear foot installed.
